Project Overview
This Unanderra warehouse had reached the end of its original long-span sheets — widespread surface rust, failing fasteners and skylights gone milky and brittle. The tenants store stock below and could not shut down, so we staged a full sheet replacement bay by bay: rust treatment and structural checks first, then new long-span sheets, fresh skylights, and gutters and downpipes upsized for the roof area.
Challenge & Approach
The challenge was access, not roofing: purlins needed rust treatment before new sheets could land, yet forklifts ran below all day. Our approach was strict staging — safety mesh and catch systems over active bays, crane lifts scheduled before opening time, and each bay stripped, treated and re-sheeted in a single day so the building was never left open overnight.
New polycarbonate skylights went in with the sheets to bring daylight back onto the floor, and the gutter system was resized so the next big cell passes straight through instead of over the parapet.
Outcome
The tenants never closed their doors once, and the first storm after handover proved every bay dry — with a noticeably brighter warehouse floor beneath the new skylights.
