Project Overview
The owners of this 1980s brick villa in West Wollongong were patching ceiling stains every winter. Inspection showed porous tiles across both slopes, rotten battens and sarking that had long since turned to confetti.
We stripped the roof to the frame, renewed battens and sarking, laid Colorbond in Woodland Grey, and replaced gutters, fascia and downpipes in the same four-day program.
Challenge & Approach
From the street the roof looked merely faded. Up close, a third of the battens crumbled in hand and two valleys were rusted through. A restoration would have been money in the bin.
Our approach: full strip to rafters, treated-pine battens at 600 centres, breathable sarking, anticon underlay for condensation control, then Colorbond sheets fixed to cyclone spec with colour-matched flashings throughout.
Outcome
The first winter after the re-roof passed with zero leaks, and the owners reported noticeably cooler sleep-out rooms through summer.
